As we enter March and the Spring real estate market in Oklahoma, you may be wondering how quickly homes go under contract. Let’s take a look!
CURRENT VERSUS A POTENTIAL DROP
Over the past 12 months, we have seen the days on the market increase consistently around the entire OKC metro. No area on the map is under 45 days and a couple of towns are now averaging over 2 months. But this does not necessarily translate to a buyers market.
WHAT IS HAPPENING TO THE BEST HOUSES?
Above you can see what percentage of February listings in each town have already gone under contract or sold. In some areas, we are seeing a third of the listings already under contract. Those numbers represent the best houses that were priced properly.
WHAT IT MEANS FOR YOU?
There are more opportunities to find a home that has been on the market longer, but the homes most people want are still going under contract extremely quickly. The key is understanding your specific goals (getting a deal or the best house) and then building a plan around it. We can help with that!
